1. Why should I use Romalax?


Romalax Properties is one of the fastest growing online commercial property organisations in South Africa.

2. How do I search for space TO LET or TO BUY on the Romalax website?


Our search facilities are easy to navigate. Enquiries and searches can be made by clicking on  QUICK AND EASY, ADVANCED SEARCH or MAKE ENQUIRY on specific listed properties. Contact us on +27 (0)87 941 0011 or click on our Contact Us tab and complete the online form and submit your enquiry.


3. How much will it cost to use Romalax services?


•    If you are a tenant looking to rent a property then our services to you come at no charge as landlords remunerate us for our professional services assisting them in finding tenants.
•    If you are a landlord looking for assistance in renting out your property, recommended SAPOA commission rates apply.


4. When should I start looking for commercial property to let?


A rule of thumb would be approximately 2 to 3 months before occupation date. We break this up as follows:


•    1 week to a month to find the required property;
•    2 weeks to a month to finalise all paperwork and negotiations; and
•    1 week to a month for alterations and occupations pending client requirements.


Please note that each company has specific requirements which can influence this timeline considerably.


5. How much office space do I need?


Generally a company can estimate about 18-25m² per person, depending on the amount of common area required.


As part of our value-add, we have enlisted the services of professional space planners and interior decorators. The space planner will conduct a detailed analysis of your requirements, and produce a space plan to assist you in best utilising the space you will be occupying.


6. What is the total rental cost per month, and what does it include?


(A) The “Total” or “Gross” rentals per month comprises the following:
•    Net rental
•    Operating costs (including security, cleaning of common areas, repairs and maintenance, management, insurance)
•    Rates and taxes


(B) Gross rental excludes the following:
•    Water and electricity
•    Internal maintenance
            o    Refuse and sewerage
            o    Levies (if application)


Therefore the expenses listed in the Gross rental (A) amount are covered in your rent and the other expenses (B) will need to be covered over and above the rental amount.


7. What is Tenant Installation? ( T/I )

Tenant Installation is a monetary allowance that the Landlord could provide to Tenants to assist with internal alterations, such as dry wall partitioning changes, floor finishes, painting etc. Depending on Landlord and premises the Tenant Installation allowance usually applies to offices. However in certain circumstances this could also apply to warehouse or industrial premises.


8. What is Beneficial Occupation? (B/O)


This refers to a Net Rent free period that the landlord is prepared to grant tenants for installation purposes of company infrastructure, such as IT cabling, telephones, manufacturing plants and others. The duration of this period is at the discretion of the landlord.
